Every Paycheck Counts — Some Just Take More Paperwork
Income & Employment · Five Ways Mobile Gets Paid
Fixed income, military pay, self-employment, overtime, and tips can all support a real approval at Dean McCrary Mazda — a paycheck does not have to come from a single W-2 job to count. What separates them from a standard salary is not whether Mazda Financial Services and our lender partners will look at them, it is the paperwork each one needs before it can be verified. Jump to the page that fits how you are paid, or skip ahead and start an application that runs on a soft pull, not a hard one.1
Five Ways Mobile Gets Paid
A W-2 salary needs the least explaining of anything on this list. Everything else here is just as real to a lender — it only asks for a different kind of proof.
Tipped Income
A pay stub showing only base wages leaves out a real chunk of some paychecks entirely. Once tips are declared and on paper, they get treated as real, countable income — the trick is knowing which records actually prove it.
Overtime & Shift-Differential Pay
Plenty of paychecks in this market run heavier on overtime and shift premiums than on the base rate alone. Once that pattern shows up consistently across pay stubs, a lender counts it the same as a straight salary.
Self-Employed / 1099
1099 pay does not come with a company issuing a stub each week, so tax returns and bank deposits step in as the proof instead. Read those two documents right, and a self-employed file moves through underwriting the same as anyone else’s.
Military Pay
Base pay is only one piece of a service member’s income. Allowances, duty-station timing, and the paperwork behind all of it get their own explanation on this page.
Fixed Income
Social Security, a pension, or disability income does not stop counting just because it no longer comes from an employer. An award letter or benefit statement does the same job a pay stub would.
Two Big Employers, Two Different Pay Patterns
Education and healthcare are two of the steadier paychecks in this market, and each one documents a little differently than a flat hourly job.
Staff and faculty payroll at [LOCAL-FACT] the University of South Alabama tends to run on the rhythm of an academic calendar rather than a typical monthly cycle, and that regularity is easy for a lender to verify once it shows up across more than one pay stub — a semester-to-semester pattern reads as steady, even when the pay period itself looks unfamiliar on paper.
Clinical and support staff at [LOCAL-FACT] USA Health frequently see shift differentials and overtime layered on top of a base hourly rate, and hospital scheduling tends to produce exactly the kind of recurring pattern a pay-stub review is built to reward. What matters to underwriting is not which building signs the check — it is whether the extra hours show up the same way, pay period after pay period.
Income & Employment Questions
Does every income type on this page need the same paperwork?⌄
Not even close. Tips get read differently than overtime, overtime differently than 1099 income, and military pay and fixed income each come with their own checklist again. Match your paycheck to a page below and you will see exactly what that checklist looks like.
What if I am paid more than one way?⌄
Multiple income sources are not a problem for pre-qualification; you simply bring documentation for each one. Read the page for every source that shows up on your pay history, in whatever order works for you — a lender builds the full income picture from all of them together, not just from a single one of them.
My income changed recently — which page do I use?⌄
Recency matters more than the reason behind the change. A pay increase from six months back reads very differently to a lender than one from last week, simply because a longer run of pay stubs already proves the new number is real. Match your current income type to its page below, and expect a request for a slightly longer stretch of pay history than someone whose income has not moved recently.
Can I apply before I know which of these categories fits me?⌄
Yes. The form itself does not ask what kind of income you have, so there is nothing to sort out before you send it. A finance manager matches your file to the right documentation list once your application is in, which means figuring that out ahead of time saves a step but is not required.
One Application Covers Every Income Type
However your paycheck is documented, it runs through the same soft-pull form below. Start it now, or call the finance department if you would rather talk through your situation first.
Financing is provided by third-party lenders, including Mazda Financial Services and Dean McCrary Mazda’s bank and credit union partners; Dean McCrary Mazda arranges financing and does not itself extend credit. The soft credit pull referenced on this page is not visible to other lenders and is not used in credit scoring. A hard inquiry, which can affect your score, happens only once, after a vehicle has been chosen and specific terms accepted in writing. Nothing on this page is a commitment to lend or a guarantee of approval or of any particular terms.
